I am so confident that I can sell your home within 90 days that if I don't then you pay me nothing! The following is a list of the terms and conditions of this offer.

Listing must begin by January 30, 2005 and must be for a term of 105 days.

The list price of the home will be current market value as determined by either a comparative market analysis or an independent appraisal.

Although Seller will not be obligated to accept a lower offer, the guarantee will be deemed fulfilled if a legitatmate offer is submitted to Seller that is within 5% of list price.

Listing must be placed in the Arizona Regional Multiple Listing Service with a co-broke offered to Buyer's Broker.

The 105 listing term will begin on the date of contract and will end at 11:59p.m. on the 105th day.

If a legitimate contract is submitted to seller on between the 91st day to the end of the listing agreement then the Seller pays nothing to the listing agent. The co-broke that is offered to the Buyer's Agent however is still payable as outlined on the MLS printout.

Commission is negotiable and will be determined at the time of the listing.

If an offer is accepted by Seller and is later cancelled by the Buyer then the 90 days will restart.

Homes priced over $250,000 will qualify for offer on a case by case basis.
